What You Know About Your Home
Getting ready to sell your home? The process can be overwhelming so it's my goal as a Realtor to make each step as simple as possible. One of the necessary steps in listing your home involves disclosing information about your home's major utilities and mechanical components. Sellers Disclosure 101
In Pennsylvania, it is required by law for residential home Sellers to complete a Sellers Property Disclosure. This 10 page document takes you through your house and major mechanicals. On the form you answer the questions about what you know about each item. This list can be overwhelming as it is very detailed.
A helpful tip is to reference work receipts that you have from repairs and maintenance that was done in the past. You are required to answer these questions to the best of your knowledge and records so the more details you have access to, the better.

Before an offer is submitted to a Seller, a Buyer will have the opportunity to review this Sellers Disclosure. When an offer is submitted, the Buyers will review and sign the Sellers Property Disclosure. This shows that they are acknowledging the history of the house that you have provided.
