When is the best time to sell my home?

The standard busiest time in the real estate market is spring with the fall market close behind. That being said the best time to sell is unique to the house, community, price point and condition.

A serious buyer looks throughout the calendar year and doesn't wait for a particular time to buy.

Should I sell my home before I buy another home?

You are the only one to know the right decision for you to sell before or after you purchase. There are different ways this can be handled and I will talk you through the different options available to you.
There are loan products available with different lenders to make it possible for a Buyer to purchase a home before they sell their current home. 

What do I need to do to my house to put it on the market?

It is best to showcase the house and not to showcase your personal items. It is the goal to have Buyers see themselves living in the home and not to come through to look at all your family photos or your antique train collection. The more neutral, fresh and clean your home can be, the better. I will walk through your home with you and offer some suggestions. There are professional staging companies that can help with this as well.

What is included in the sale of my home?

The PA Sales contract states that anything that is a fixture or attached to the house is considered part of the house. This may include window coverings and built in bookshelves. If you have a favorite fixture (ie:light fixture) you wish to keep it is best to remove it from the house while the house is on the market or make sure it is listed on the listing agreement and sellers disclosure that it will not come with the house at settlement.
