Do I need to be prequalified with a lender to begin my home search?

It is helpful to be prequalified for a mortgage as you begin your home search. This gives you a good sense of what you CAN afford to purchase and you can decide what you WANT to be able to afford. A lender can break down a purchase price into an estimate of a monthly mortgage payment. For most buyers this helps to give their home search parameters. 

Should I have a home inspection?

A home inspection is a time for you to learn about the home you are purchasing. A professional home inspector will work for you to inspect the entire house and its systems. They can discover potential issues that you might not know by just previewing the property. You are given a full report at the end of the inspection. A home purchase can be made contingent based on the results of the home inspection. If items arise that need to be addressed before you purchase, negotiations can occur during the home inspection contingency period. I have worked with numerous home inspectors and can offer some suggestions on different home inspectors you can hire.

Should I sell my home before I buy another home?

You are the only one to know what the right decision to sell before or after you purchase. There are different ways this can be handled and I will talk you through the different options available to you.

There are loan products available with different lenders to make it possible for a Buyer to purchase a home before they sell their current home. 

What is title insurance and do I need it?

Title insurance is unique in that it covers the policy holder for what has happened in the past with liens or encumbrances that have been placed on a property. When you purchase title insurance you are ensured clear title to your home. Mortgage companies will require this to be purchased. Typically the settlement company will be able to provide this for you. I have settlement companies to recommend that past clients have used and have been happy with.
