           "Mom, I don't want to go back to school. I'm not going." Freddy, age 6

      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We took our kids on a ski trip out of state. It was great skiing on a big mountain but it meant the kids missed a week of school and my youngest was not prepared for the the packet of "homework" he had to complete before returning. He loves school and playing with his buddies there. Being out of the school building for over a week, however, was enough time for him to decide that the unknowns of school were too overwhelming and therefore he wasn't going to go back.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           As adults we can experience this too. Maybe not in a ten day period but change and the unknown can be daunting. I often hear, "Jill, we want to sell and buy a new home but we have NO IDEA WHERE TO START." It can be overwhelming to upset the stability of home even if you know that your current house isn't serving you anymore, and your dream home is within reach.
          &#xD;

           One of my daughters commented this the other day. I was telling her my plan for the day and I mentioned a coffee meeting I had on the schedule. I said I was meeting with a client about an investment property and I casually said, 'she's my friend too'.

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

    &lt;span&gt;&#xD;
      
           When clients come to me to begin their real estate journey, they may or may not be friends already. By the time we are done with the process, I am invested in them and see them more as a friend than just a transaction. We spend a minimum of 4-6 weeks deep diving into an important transaction in their life. I hold space for them in during this time of their lives and I can't help but embrace them in my friend circle. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

           The housing market is all the talk these days both locally and nationally. In Lancaster supply is a primary issue. The number of listings is low and, particularly at the lower end of the market, new listings sell quickly.

           Personally, I am seeing many buyers coming to Lancaster from elsewhere in the Northeast. It appears that this dynamic is causing Lancaster to outperform other markets regionally and nationally.

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           For context, Lancaster home prices held up well relative to national prices through the 2008 financial crisis. Before the crisis Lancaster underperformed. Lancaster prices have been generally less volatile. Only upon the pandemic did Lancaster start to outperform national markets, which is presently ongoing
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           According to the Federal Reserve, Lancaster home prices are currently appreciating at 11.8% year over year.

           Hello there 2023. Nice to meet you. You are a blank slate. Ready or not we closed '22 and welcomed you. Goals, resolutions, and new life experiences lie ahead for all of us. Oh, and house projects. They lie ahead too. So what's the 2023 plan for your home?

           All I wanted was just one. Just one perfect picture for our Christmas card. That's all. Our photographer worked her kid bribing magic, I made lots of promises of rewards, had lots of treats and I got real life. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            I know I'm not alone in my picture perfect desires however I am not disappointed. This captures what our household looks like on the daily - sibling rivalry, laughter and chaos.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           This is home.

I work hard to give them a plan with action steps that are manageable to fit their lifestyle.

The new home will be ready for us to move-in any day now... which means I should follow my own advice for preparing to move. But I've dragged my feet at all my own suggestions to get things ready. From listing our old house, to making repairs, to having photos taken. I've hemmed and hawed at doing the very things I tell my clients about all the time! 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            I've come to realize that behind all the feet dragging and self imposed delays, it was an emotional attachment I had to our old house. It wasn't that I didn't want to move or do the minor repairs needed, it was the fact that moving means bringing closure to memories made in the home and dreams of future furnishings and renovations my family has spent years creating in the home. While I do this work EVERY DAY to help others, helping myself has proved more difficult. These emotions are normal and I'm giving myself grace (and a kick in the rear as needed) during this time.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

      <title>Almost Home for the Holidays</title>

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

            Two years ago we purchased a lovely old home that needed

    &lt;span&gt;&#xD;
      
           a lot
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            of love and renovation. We are finally moving in to be home for the holidays. Mind you there is dust and dirt and construction that continues around us but it's (almost!) complete enough for our residency.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           I could write a book about the saga of our progress. The process took us so long that I don't think our kids believed we would actually move in until a few months ago!
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           It is a privilege for sure to turn this house into a home that works for us. We may have bit off more than we could chew but with diligence, baby steps and a lot of construction professionals we are now here.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Our kids are 9th generation Lancastrians. My husband's family goes back 9 generations and mine goes back at least half of that amount. It's no reason Jeff &amp;amp; I felt the pull to move back 7 years ago and raise our kids here. And we are now about to be in a house that has become home in our hometown of Lancaster PA. The Stoltzfoos family is finally (almost!) home for the holidays.

             and punch list is created. When you live in your home you don't always see the little dings and minor repairs needed that can help make your home shine. Let's address them now so they aren't a distraction to buyers.

            with your own furniture or have my stager bring in some items to showcase the space. We want buyers to see themselves in the house and not see how you live in it. I offer time with a stager as part of my marketing plan.

            are a must. This will help to showcase your home's highlight reel and buyers can get a sneak peak to see if the space and finishes will work for them. No iphone photos with the toilet seat up or the local news showing on the tv to distract a buyer. Let's leave this to my professional photographer.

           For the past 18 months, any buyer that has come to me has needed to hit the ground running. The learning curve can be steep for a buyer no matter the market. Now these buyers learn that it is 'normal' to spend 30 minutes in a home and write an above asking price offer within the next 12 hours in order to have a shot at winning the bid, sometimes doing this several times before going under contract. I do my best to educate and teach before we get into it but once their toes are in the water they feel the intensity of the market.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           A Seller that is choosing to sell is faced with intensity of preparing their home for the market, the flurry of back to back showings and reviewing multiple offers. For a Seller the span of intensity is less with selling but balancing the sale with finding their next home to buy adds to their intensity.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           By nature, I'm not an intense person but a helper in times of intensity. My years of intensive care nursing, selling real estate during the frantic pre bubble '08 real estate market and being in the trenches of raising my triplets have taught me a lot about intensity and how to work with its unforgiving stress.            Years ago I convinced my husband, brother in law and good friend to bundle up our 3 yr old triplets and run in a local Thanksgiving morning 5k. It was early, our triple stroller tires were flat, the route included running around a parking lot and we. were. cold.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

           The next year we came to an easy decision to host our own Turkey Trot and run around our welcoming neighborhood. Now friends, family, neighbors and friends of friends join us for 3.1 miles, a warm bond fire and treats before everyone heads out to their own turkey dinners!
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            This home grown race has turned into a favorite for us. It's a way of giving some love (and hot chocolate) to others. And to be thankful for the ability to be active with some good people before the turkey tryptophan kicks in.  What are your Thanksgiving traditions?

           The grainy photo at the top of this post shows my husband and I in front of our very first apartment, Lakewood CO circa 2000. Jeff made a turkey for Christmas here and we sat on folding chairs. The beauty of this place was the tiny glimpse of the Rocky Mountain foothills you could see from the complex parking lot. It still holds a place in our hearts and is a home we look back on with fond memories. What's something you will never forget about your first home?

           I hear this from people often. Sometimes they like my estimates better and sometimes not. When these websites run their numbers, they take into consideration only the information they can pull from public records, the information any user uploads, and info from past sales. Unfortunately, there are numerous aspects of a house and property that they
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            cannot
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           properly evaluate. This includes upgrades to the house, the room sizes, how a home lives and flows, the layout of the yard, proximity to a road/creek/school etc. All these aspects come into play when a buyer is looking at a home and therefore the likelihood of a buyer's desire to purchase it. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           I constantly look at properties through the eyes of a buyer. I want to tell my seller clients what feedback we will most likely receive. Then from the start we can be prepared to address these areas with potential buyers. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           A website doesn't have boots on the ground in your neighborhood. They can't look at a property as a buyer would.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Zillow and friends have a much better shot of an accurate 'zesitmate' in a cookie cutter, high turn over neighborhood. In these instances, they have a decent track record with their estimates.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Access to information is good. Just take it for what it is,
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           a computer generated estimate.
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;

            A house built in the last 10 years is typically going to be a low maintenance house with major mechanicals still in their normal lifespan.
            &#xD;
        &lt;br/&gt;&#xD;
        &lt;br/&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            10-15 yr old homes, you will begin to see some wear and the house itself and the hot water heater maybe looking to be replaced.
            &#xD;
        &lt;br/&gt;&#xD;
        &lt;br/&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            15-25 years in and the house is certainly starting to show wear and some finishes are beginning to look outdated.
            &#xD;
        &lt;br/&gt;&#xD;
        &lt;br/&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            25+ years and your furnace and HVAC might be looking for replacement. The roof will begin to show its age sometime soon and needed updates in kitchens and bathrooms will be apparent.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Like with us, if you care for it with routine maintenance and preventive measures the house will continue to serve you regardless of its age.

           I had the opportunity to grow up here and learn the back roads. I headed out of town for college and then spent the next 12+ years in bigger cities in three different states before we bought a home back "home" in Lancaster, PA.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           It is in part the people, the land, traditions and a maybe a few comfort foods that make Lancaster a 'homey' hometown. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           This August, my mom passed away in the same town in which she was born, our hometown of Lancaster. The people of Lancaster came out to celebrate her life and support our family. She left a legacy and will not be forgotten. My hometown will be different without her here but I am reminded of her all around town and especially whenever I return home to "363."

            Begin by deciding what items you plan to take with you and what items you can sell, donate to charity, or give to family and friends. This can be a long process so if you know you're planning to downsize, start early - a year in advance is great, especially if you plan to give furniture and other items to family.

            If your home is disorganized it can make moving difficult. Start getting organized one room at a time, making piles of similar items, filing paperwork, folding blankets and clothing etc. This will help you or your movers pack your items neatly and make unpacking a breeze. It's also the best way to prepare for the next step of the downsizing process.

            By now you most likely have piles of items that need to be discarded or donated so make arrangements to do so. Arrange a pick-up time with the local Salvation Army or rent a dumpster for a day if necessary. Getting rid of "junk" before your move will make the process much smoother! And make moving day less stressful.

            At this time it's also important to make decisions about your pets. Are they welcome at your new residence or will you need to find them a home too? Pets are like family so be sure they are included in your downsizing plans.

         We get four seasons in 365 days of the year. One of the best parts of living in Lancaster PA is experiencing them all. A true fall is certainly my favorite season with the cooler air, colors everywhere and pumpkin everything! 
         
                  &#xD;

          These quarterly changes are great reminders for us to tackle some tasks that we don't always remember but are important for your home's maintenance. 
         
                  &#xD;

           Your HVAC system works year round to keep the inside of your home just the right temperature for your creature comforts. The air it circulates is what you breathe in and what goes through the system. Your air filter in your system should be changed every 3 months for your sake and the sake of your unit. When the season changes, so should your air filter.
          
                    &#xD;
    &lt;/span&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
                      
           *Check your system to determine the size filter you need. It is important that you use the correct size.

           *Order some new ones on line, pick them up your grocery store or on your next Target run. It's a good idea to have a few extras so that when our next season arrives you have it on hand.
          
                    &#xD;

    &lt;div&gt;&#xD;
      
                      
           *Follow the 'air flow' arrow on the filter to make sure it's in properly.
          
                    &#xD;
    &lt;/div&gt;&#xD;

    &lt;div&gt;&#xD;

                    I always thought a natural garden would look too messy and not put together, especially in a flower bed along the front of our house. Hello curb appeal! Each year, with my admitted black thumb I would go to a local green house and pick out whatever plants looked pretty. And every year our flower beds were lackluster... until this year. 
  
                    
                    &#xD;
    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
                    
  This year we went au natural and it looks amazing! My husband hired a natural gardener to design and plant the flower beds along our curb. I've seen more caterpillars and butterflies than ever before. The garden was thoughtfully planned so that there is something always in bloom. Our front curb isn't the biggest garden but it certainly is one of the prettiest I've ever seen.

    &lt;br/&gt;&#xD;
    
                    
                    
  Native gardens do not use pesticides or fertilizers as these plants have adapted to life in this their native area. These plants help the insect population and reduces pests. Now that my eye is trained for these native plants, I am drawn to natural gardens all around Lancaster PA.                     First home. Move up home. Downsize home. Temporary home. Investment home. FOREVER home.
  
                    
                    &#xD;
    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
                    
  When I first speak with someone about their housing needs, I typically get a response that falls into one of these categories. No one category is right or wrong. The category simply describes the need that my client has at the time. From my perspective, a FOREVER home is a unique category as it fills a need that goes deeper than just square footage and age of the kitchen renovation. There is something about the house that resonates with them.

    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
                    
  The purchasers of this sweet cape cod in Lititz PA loved everything about it even before they saw the inside. The size (just right!), the location (near family and 4th of July fireworks).  The shaded back yard (more family time  to be had there). When I showed the house to them and they started talking about which bedroom to use when they are old and gray (first floor), I knew this was their FOREVER home.

    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
                    
  In the cut and dry realm of real estate statistics, it's fun for me to see the connection that clients make with a particular home. We start with the statistics of a home but the clients don't know their FOREVER home until they see it.  When we're in a home and they visualize the senior prom photos taken on the grand foyer staircase for their (now) first grader, annual Thanksgiving dinner clean up bonding happening in the kitchen  and the yet to be born grandkids playing in the backyard creek; that's when they know. When they see it, the stars align, a dream is realized and what an honor it is for me to be there when it does!

                    Do you have littles running around your house? Are you living in your house? Is your house on the market? Then read on.

    &lt;br/&gt;&#xD;

  Selling your home can be stressful. Add some offspring into the mix and now you've got a lot going on. There are a few things I recommend to help make this season of your life a little more manageable.
  
                    
                    &#xD;
    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
                    
  Deep clean and declutter. You're moving anyway, right? Let's go deep on the house cleaning to prepare for that move.  A deep clean will make your weekly cleaning much lighter and you'll feel more in control of it. Declutter and get rid of all the extras. You don't want to move into your next home all things you don't use anymore.  There are professional organizers out there that can help you through this process. Just ask for help!

    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
                    
  Daily clean up. Now that you've gotten rid of the extra stuff in the house, this will go a little easier. Each evening go through your living space and put away the puzzles, line up the match box cars and put the bibs in the laundry bin. Over all, this quick walk through of your house should only take a few minutes but will have a huge impact when you're leaving your home next time for a showing.

    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
                    
  Pack up some stuff. Selling in the summer? Box up your winter gear. That needs to be done anyway and packing now means your closet is now that much bigger. Better for your buyer to see the space for their winter coat to hang there!

    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
                    
  There's a showing in two hours! Everyone, out of the house! Leaving your house during a showing is the right thing to do. A buyer won't be able to visualize themselves in your home if you're hanging out in the tv room playing jenga with your kids. Glance through your house- are the beds made? Are the legos off the floor? Pile everyone into the car. Bonus if you have a plan for these showing times: snack bag/toy bag ready in the car and a few options of get a ways. Park or grandma's house anyone?

  Showing time timetable. We can adjust your showing times too. Is bedtime at 7pm? Maybe we say no showings after 7pm. Or request a 2-4hour request period. We want to be flexible to work with a buyers schedule to see the house but we can be reasonable too.

    &lt;br/&gt;&#xD;
    
                    
                    
  Your house will sell. You will get through this. Your kids will love their new home, it will be worth it!

                    Real estate transactions are all unique. Its amazing to me. No matter how many clients I service and settlements I am a part of there is always something different. Each transaction goes through the exact same steps but the outcome is always different.  In the beginning of the process I sit down with my clients and create a timeline, a scenerio of events that will take place throughout the real estate transaction.

  And then real life, real people and real things happen.

  This week an important document from the lender didn't get a signature on time. These things happen.

    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
                    
  Last week a home owners insurance quote required a timely trade technician's report about the house. These things happen. 
  
                    
                    &#xD;
    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
                    
  The movers show up late which starts a domino affect of a late settlement, an even later walk through and a delay in move in which includes the delay and rescheduling of all the professionals lined up to service the events scheduled after the move out. It happens.
  
                    
                    &#xD;
    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
                    
  I strive to stay on top of all the moving parts (pun intended) of a real estate transaction. When a curve ball gets thrown in (and it will!) we address it and move forward. We always get through it, whatever the real life, real people and real things that come our way.

    In Pennsylvania, it is required by law for residential home Sellers to complete a Sellers Property Disclosure.  This 10 page document takes you through your house and major mechanicals.  On the form you answer the questions about what you know about each item.  This list can be overwhelming as it is very detailed.

    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
                    
    A helpful tip is to reference work receipts that you have from repairs and maintenance that was done in the past.  You are required to answer these questions to the best of your knowledge and records so the more details you have access to, the better.
